Pool

The Pool is a great place to swim or splash around cooling off or to get a tan, or to socialize. Many Association events are held in the pool area.  We are sorry, but due to the size of the pool, we are unable to allow non-residents access.

The Pool is open from Memorial Day Weekend to Labor Day Weekend from 10 a.m. to 10 p.m. BFHOA does not provide a lifeguard and expects that small children are always supervised. No glass or running in the pool area–safety is important. Keys are issued to members.

Pool rules are posted at the pool and below. Please familiarize yourself with all the rules. You will be held responsible if they are violated.

  • Hours are 10 am to 10 pm each day of the week from Memorial Day through Labor Day. Please don’t enter prior to 10 am due to cleaning, straightening chairs and ensuring chemical levels are appropriate.
  • No diving
  • No running
  • No water balloons (broken balloons can clog the pool filtration system)
  • No glass containers
  • No sharp objects
  • No disposable diapers in pool
  • No cutoffs
  • No pets
  • No bicycles, skateboards, or rollerblades
  • Smoking is not permitted in pool area or parking area.
  • No pushing, shouting, or offensive behavior
  • No playing on the rope or ladders
  • No persons with communicable diseases allowed in pool
  • Children under 14 must be supervised by someone at least 16 years old at all times. No exceptions. This is a requirement for safety and insurance.
  • This is a HOA pool where all homeowners are welcome. Guests must be accompanied by a homeowner, limited to 2 on a regular basis. The homeowner is responsible for the conduct of their guests.  Immediate adult family members may visit the pool on a non-habitual basis. These visitors are not allowed to bring additional guests.
  • All homeowners are issued a pool gate key and a resident card. NEVER loan your key to anyone outside your household. The homeowner must be in attendance with their guests.
  • All music must be kept at a reasonable sound level and must be discontinued if disturbing others.
  • ​Please report non-residents using the pool (if they are not accompanied by a resident) to the Olathe police at (913) 971-7500. The police do not enforce our pool rules, but they do enforce trespassing.
  • The gate to the pool area must remain closed & locked at all times. Do not prop the door open in any way. This is a violation or Johnson County regulations and poses a very real danger to young residents.
  • Please close umbrellas before you leave the area. Strong gusts of wind may cause damage to the umbrellas.
  • Respect other residents and their guests. If something dangerous or disturbing is occurring, please use common sense.
